Deed Restrictions & Ordinances

To maintain the quality and character of Glenview Manor, all properties are subject to deed restrictions and city ordinances. Please review these rules before beginning any construction or property modifications.

Deed Restrictions

Key points for property owners and builders.

  • Lots are for residential use only, and apartments or duplex residences are not permitted.
  • No house may be erected on a resubdivided lot with less than 100 feet of frontage.
  • No building may be erected nearer than 50 feet to the front property line.
  • No building may be erected nearer than 10 feet to the side line.
  • No offensive trade, nuisance activity, livestock, or poultry is permitted.
  • Temporary structures, trailers, basements, tents, shacks, garages, barns, or outbuildings may not be used as residences.
  • Plans, exterior materials, lawn grades, house elevations, house locations, and fences require approval.
  • First-story materials must generally be brick, brick veneer, stone, or stone veneer unless otherwise approved.
  • Garages must be attached to the house, subject to the limited catwalk exception described in the full document.

City Ordinances

Guidelines for property maintenance and city living.

  • Property owners must control weeds, grass, shrubs, vines, debris, and litter.
  • Trash must be kept in proper containers, and burning trash or refuse is not permitted.
  • Peddling or offering merchandise or services door-to-door is restricted.
  • Pets must remain on the owner’s property unless leashed or under direct control.
  • The city speed limit is 20 miles per hour.
  • On-street parking is restricted for inoperable vehicles, trailers, boats, trucks, and similar vehicles.
  • Commercial signs on city islands or entrances are prohibited.
  • New fences require city approval, and chain-link fences are prohibited.
  • Commercial trucks, equipment vehicles, trailers, boats, campers, and similar vehicles are restricted and generally must be kept in closed garages.
